Düsseldorf’s mayor Thomas Geisel presented IDR’s new project at Expo 2017

The plots of land on Theodorstrasse were originally agricultural land, and the intention was to use them for the expansion of the steel piping plant located nearby. When the plans to extend the pipe mill were not implemented at the end of the last century, the land was re-designated for commercial use. The 2006 development plan specifically stated that five-story office buildings were to be built there. 

Reflecting changes in the market framework, a specialist store will now be built on an area of land to the rear of the business park. To compensate for the office buildings it replaces, an urban architecture highlight will be constructed in a prominent location near to the crossroads at the gateway to Theodorstrasse. Industrieterrains Düsseldorf Reisholz AG (IDR AG), the land owner, was happy to take on the project of developing a landmark building at this prominent site and the  project was born.  The development project involves the construction of a 15-storey office tower on the crossroads between Theodorstrasse and Am Hülserhof as the capital letter “I” of , with two seven-story blocks behind it representing the lower case “u”. These three buildings will be connected by two-storey cross-structures housing the entrances, foyers, meeting rooms and staff restaurants. The entire complex will boast modern architecture, be outfitted to the highest standard, and provide a gross floor area of around 27,000 m². A two-level underground carpark rounds off the concept.

The development land is ideally positioned with direct access to two national motorways (A52 and A44), close to Düsseldorf’s international airport and exhibition centre, and it has a public transport bus stop right outside the entrance.

The ISS-Dome multifunctional arena – another IDR AG development – is located diagonally opposite the  site. It can be used as a venue for congresses and all kinds of corporate events.

To implement this ambitious, ultra-modern building project, a planning law amendment is necessary and the City of Düsseldorf is currently taking the necessary administrative and legal steps to achieve this.



IDR AG lays the cornerstone for the new Albrecht Dürer School in Düsseldorf-Benrath

Today’s cornerstone ceremony for the new Albrecht Dürer School signalled IDR’s strong commitment to Düsseldorf’s educational infrastructure. Düsseldorf’s largest vocational school in Benrath is getting a brand new building and gym with a gross area of 25,000 m2 for its 4,700 students. The EUR 70 million project is scheduled for completion in the second quarter of 2018. The new school will be a central element of the new “Neue Paulsmühle” residential quarter that is being developed by Industrieterrains Düsseldorf-Reisholz AG (IDR AG). Düsseldorf’s mayor, Thomas Geisel, also attended the cornerstone laying ceremony for the new school building.

IDR AG requests bids for land at the Media Port/Landtag

IDR is disposing of a section of its plot of land at the Rheinturm (Stromstrasse 18–20, 40221 Düsseldorf), which is currently used as a car park. It has now put the approx. 3,060 m² site up for sale in a structured bidding process.

IDR AG converts office building into school

Today, on 24 August 2016, the first Jewish secondary school in North Rhine-Westphalia opens in Düsseldorf-Rath. The Albert Einstein Secondary School is starting out with approximately 40 pupils and two year five classes. It is located in a former office building that has been converted into a modern school by its owner, Industrieterrains Düsseldorf-Reisholz AG (IDR AG). The property at Theodorstrasse 297 in Düsseldorf-Rath is a clever interim solution for the next few years. The converted classrooms provide enough flexibility for growth in pupil numbers and the building now being used as an all-day school can accommodate up to 300 children. In four years’ time at the latest, the Düsseldorf Jewish community’s secondary school will move to a new building on Borbecker Strasse in Düsseldorf-Unterrath. IDR AG is also in charge of this development project.

IDR AG welcomes new executive management duo

The Supervisory Board of Industrieterrains Düsseldorf-Reisholz AG (IDR AG) has appointed a new executive management duo to its Management Board: Manfred Kornfeld has been named Chief Commercial Officer of IDR AG with immediate effect and Ekkehard Vincon will be taking on the additional function of Chief Technology Officer as of 1 September 2016. Denis Rauhut, former CEO of IDR AG, has resigned by mutual agreement with immediate effect. He will continue to be associated with the City of Düsseldorf and has been awarded a consulting contract with a project development company that is currently being set up for the development of the Reisholz Port area in Düsseldorf.

IDR AG wins sustainable building award

In September 2015, IDR AG completed its latest commercial property on Theodorstrasse in Düsseldorf after a 14-month construction project: the German headquarters of Technip Germany GmbH (formerly the MANNESMANN® group). The five-storey building was custom-designed for the plant engineering company with a special emphasis on ecological and economic sustainability aspects. Now the German Sustainable Building Council (DGNB e.V.) has recognised IDR for the use of sustainable construction methods and procedures by awarding it a gold certificate. Dr Christine Lemaitre, Managing Director of DGNB, congratulated the IDR representatives at the presentation ceremony on 22 March 2016.

New food wholesale address at the extended IDR Industrial Yards in Flingern

The business park in the southern part of Düsseldorf’s Flingern district is one of the city’s largest commercial and industrial estates. It has a good mix of major corporations and SMEs, many of them in the Industrial Yards that IDR AG has been developing and operating there since the 1980s. Since early 2015, the IDR Industrial Yards have been extended to Fichtenstrasse 74, where two new buildings have been built alongside an existing hall to provide around 11,000 m² of additional leasable space over a total area of approx. 31,000 m². Although the second construction phase of the project is not yet complete, all units have already been let. The extension of the IDR Industrial Yards on Fichtenstrasse/Erkrather Strasse is currently attracting new businesses to south Flingern, creating a new, “appetizing” wholesale address for Mediterranean food and wines over an area of 3,500 m2. Tenants for the new units also include two companies from the automotive industry.

The traditional Düsseldorf company Spanischer Garten has leased an area of approximately 1,700 m² at the IDR Industrial Yards in Flingern.

Technip moves into its new German headquarters on Theodorstrasse in Düsseldorf

This April, IDR AG held the topping out ceremony for Technip’s new German headquarters on Theodorstrasse in Düsseldorf. Now, around five months later, construction work has finished on schedule and the keys to the new headquarters have been handed over to the new tenant. Around 350 employees of Technip Germany GmbH will move into the prestigious and ultra-modern new building next week. Property developer IDR AG tailored this major construction project to the plant engineering company’s needs. IDR AG is one of the region’s biggest real estate project developers and managers. The new Technip headquarters in Germany is already its eighth successful development at the Düsseldorf-Rath business park.

Hilti Deutschland AG moves into new headquarters on Theodorstrasse in Düsseldorf

The new Hilti Deutschland AG headquarters building on Theodorstrasse in the Düsseldorf-Rath business park was ready for the company’s 50 employees to move into in May 2015 after around ten months of construction activity. The modern and prestigious building has a total floor space of 1,700 m2, which Hilti is now using as a training centre and sales office for the North Germany region. IDR AG designed the entire building complex – including showroom, office and training areas – to meet Hilti Deutschland AG’s needs.
